Maintenance requests for shared amenities in apartment and multifamily communities

Put a QR label on each laundry machine, entry gate, fitness room machine and trash room. A resident scans it, taps what is wrong, and your maintenance team gets a request tagged with the community and the equipment. No resident portal login.

How it works today

Shared spaces belong to nobody

Every resident assumes someone else reported the broken dryer. Nobody did, and it stays broken for a week.

Reports arrive with no detail

A voicemail says the gym is broken. Which machine, which building, what is wrong? Someone has to go and look.

Portfolio managers cannot compare sites

Without requests per amenity, you cannot tell a community with old equipment from one with slow follow-up.

Setting up a site

An afternoon, not a project

No register to build first. Print blank numbered labels, stick them on, then name each one by scanning it.

1

Print blanks

Pick a site and a number. They come out numbered and ready.

2

Stick them on

No decisions yet. Just get them on the equipment.

3

Scan and name

Scanning a blank label offers to set it up. Name it, save, next.

4

Live from there

Anyone who scans it can now report a problem against it.

The reports

Where repairs pile up, site by site

Raw counts only rank your sites by size. Requests per piece of equipment is the number that survives comparing a small site with a large one.

✓

Typical fix time, not the average

One job that drags on for weeks pulls the average far from a normal repair. The median shows what a typical fix really takes.

✓

What keeps coming back

Reported again within 30 days of being fixed. The number that justifies replacing it.

What you get

✓

One scan for residents

Pick Out of order, Needs cleaning, Damaged, Safety issue or Something else, add up to two photos. No app, no account.

✓

Tagged with community and machine

The request names the exact item and community. Email goes to the community office and the account owner.

✓

Vendors scoped to their communities

Add your laundry or gate vendor as a technician and share only the communities they service.

✓

Repeat failures surface

Reports list items reported again within 30 days of being fixed, plus requests per item and median fix time by community.

Customer feedback

Feedback campaigns for apartment communities

Ask residents the same question at every community, and capture leasing leads where prospects actually stand.

How QR code campaigns work ›

✓

Amenity and cleanliness checks

A Satisfaction Check in the laundry room, gym or lobby: one question, three faces, optional comment, compared by community.

✓

Leasing leads from signs

A Lead Capture form on a for-lease sign collects name, phone, email and a message. Each lead emails that community's office.

✓

Each community's own Instagram

One Link campaign, and each community's code opens its own social page or website.

Frequently asked questions

Is this for in-unit work orders?

It is built for shared equipment and amenities that carry a label. You can label items anywhere, but it does not replace a resident portal for in-unit requests.

Does it connect to our property management software?

No. There are no integrations, sync or public API. Your equipment list and report summaries download as CSV files, and you can ask for a CSV of your maintenance requests, which we email to you.

Do residents need to download an app?

No. They scan with the phone camera and a web page opens.

Is the resident told when the machine is fixed?

Yes, if they left an email address on the report form. When staff resolve the request as Fixed, Cleaned or Replaced, the resident gets an automatic email. Each community chooses whether to show that field. Other outcomes, such as No fault found, send nothing.

Does it schedule recurring tasks like pool checks?

No. There is no scheduled or preventive maintenance. It handles faults that residents and staff report.

What does it cost per community?

Operations is $59 per location per month with unlimited equipment and technicians, and the first paid plan has a 14-day free trial.

Label one location, run it a month, see whether the numbers tell you something you did not already know.
